How JN Group invests

We participate in real estate three ways. The structure follows the opportunity — not the other way around.

Fund investment

Capital deployed through managed vehicles with a defined mandate.

We establish and participate in vehicles that hold a defined pool of real estate assets. Each vehicle has a written mandate covering sector, geography, gearing and hold period, and reporting is prepared to a standard that suits institutional participants and their advisers.

Suited to
Investors seeking exposure to a diversified pool rather than a single asset.
Our role
Manager or substantial participant, depending on the vehicle.

Co-investment

A position in a single project, alongside the developer and other partners.

We invest into the project company on a deal-by-deal basis, typically alongside the sponsor and one or more capital partners. Our participation includes governance rights proportionate to our position, and in several projects we hold the development management mandate as well.

Suited to
Investors and partners who want visibility of a specific asset and its programme.
Our role
Equity participant, frequently with a board seat.

Capital partnership

Structured capital for proven development groups.

We provide capital to established developers under structured arrangements: agreed security, milestone-based drawdowns, and active oversight of the delivery programme. This is the part of our activity where our own development experience is most directly useful to the counterparty.

Development groups with a delivery record seeking a capital partner rather than a lender.
Our role
Capital partner with defined oversight rights.

Process

From origination to oversight

The same four stages apply whether we are investing $1 into a vehicle or taking a development management mandate.

  1. Origination

    Opportunities reach us through relationships built across both regions over three decades, rather than through broad market processes.

  2. Assessment

    We test the fundamentals — site, planning pathway, cost, demand and exit — and form an independent view before we engage on price.

  3. Structuring

    We agree the capital structure, security, governance rights and reporting obligations, and document them before capital is committed.

  4. Oversight

    Through delivery we monitor programme, cost and sales or leasing performance, and take an active role where our mandate provides for it.
